Most persons do not understand many of the terms that are used in today's real estate market. There are several great sources to buy foreclosed homes at below market price if you are an informed consumer. They are not all lumped into the generic pool described by foreclosures, or foreclosed homes. There are bank owned homes for sale, and real estate which are known in the real estate industry as "Real estate owned" or "REOs." What is an REO? An REO, or Real estate owned property is a bank owned property that the mortgage company, mortgagor, lender or bank has taken back the property that they lent a mortgage on and now they own it. Thus the term ?Bank owned homes!? They usually are homes that did not sell at auction because there is no equity. More is owed on a property than it is worth. So the banks take back the property and try to get the best price possible for the home or property given current market conditions. They do not want to give it away. They also do not want to be in the business of real estate. They want to sell it. The longer a home sits unsold, the more money the bank loses.

Usually the way they are sold is that a buyer will place a bid on a property through their real estate agent. There is no one universal process for selling a bank owned home, and the process will vary from bank to bank. The purchase offer is then presented to a committee in the bank which will review the offer and counter it. A buyer will have to provide proof that they can precede forward with the sale. If it is an all cash deal, a letter from their bank or brokerage will have to accompany the offer. Responses from the bank may not be immediate because the committee may only meet once a week. However, if the deal is approved usually the buyer is able to purchase a home below market value. That is a great deal Some banks may also offer some special financing incentives to the buyers to minimize their loss. That may be a great deal for all parties to the deal when buying a bank owned home.
